Faced with the constraint of lack of control of the land on this site, our project is based on uniting all the actors on the site in a common and concerted way. It is based on an environmental approach while creating a center of a new economic growth on the site: the used furniture that is purchased in Bondy is refurbished and resold to Bondy, using the canal as a link. This input helps to engage the mutation of the site. The new plan is based on holes that are largely vegetated and divide the canal in the city recreating the North/South connections necessary for the integration of the site.

 

 

The skyline is designed to create a real façade on Gallieni avenue. Inspired by the varied morphology of Bondy, it creates a variation between high and low points. The surface developed upwards allows for the creation of approximately 50 000 m2 of residential and commercial spaces, creating added property value for the spaces. Commercial property is developed throughout the ground floors. The warehouses are shared with all the companies on the site, making it possible to optimize storage areas, limit the space for vehicles, and reduce the environmental impact of deliveries.
